Almost everything you can see about a patio is the part that does not matter. The pavers, the pattern, the color, the border course — that is the last four hours of a four-day job. What determines whether the patio is still flat in year ten is buried underneath it, and you will never look at it again after the day it goes in.
This is the whole argument for hiring carefully in this trade. Two crews can hand you a patio that photographs identically on the final afternoon. One of them dug down six inches, laid a compacted gravel base in thin lifts, and screeded exactly one inch of bedding sand. The other scraped off the sod, dumped three inches of stone, raked it level, and set pavers on four inches of sand because sand is easy to level and nobody can see it. Both look finished. One of them starts sinking in its second spring.
We have been building hardscape in Greater Boston since 2005 and we have rebuilt a great many patios that were only a few years old. The failures are boringly consistent: not enough base, base that was never properly compacted, water with nowhere to go, and footings that stopped short of the frost line. We have never once been called to fix a patio that failed because someone chose the wrong paver.

What’s Included
Hardscape scope is where quotes quietly diverge from each other. Two proposals for "a 400 sq ft paver patio" can describe completely different structures. Here is what is in ours.
- Site layout and grading plan — establishing where water is going before a shovel moves, not after
- Excavation to full depth — typically 8–10 inches below finished grade for a patio, deeper for driveways and anything vehicles touch
- Dig Safe notification and utility marking before any excavation, as Massachusetts law requires
- Geotextile separation fabric over clay and glacial till subgrades, so the base stone does not slowly sink into the soil beneath it
- Compacted crushed stone base placed in 2–3 inch lifts, each lift compacted individually with a plate compactor
- One inch of screeded bedding sand — one, not three, for reasons we will happily explain on site
- Paver, bluestone, granite or natural stone installation, cut on site to the layout
- Edge restraint on every open edge, spiked into the base — the piece that stops the field from spreading outward
- Polymeric sand jointing, swept and set, to lock joints and resist weeds and ants
- Retaining walls with drainage stone, perforated drain pipe and proper batter — not units stacked against dirt
- Steps built to a consistent rise and run, on footings that reach below frost depth
- Full cleanup and haul-away of spoil, old concrete and demolition debris
Our Process
Hardscape is not quotable from a photograph. We need to see the slope, the soil, the roof runoff and where the water is already going before we can price anything honestly.
- 1 Free On-Site Assessment We walk the space, check grades and drainage, look at what the soil actually is once we probe it, and find out what the area needs to do — dining, traffic, vehicles, all three. If the spot you have chosen is the low point of the yard, we will say so on that visit rather than build a patio that collects water.
- 2 Layout, Materials & Written Proposal You see the layout, the material options and an itemized proposal that specifies base depth and construction — so you can compare our number to anyone else’s on equal terms. If a competing quote is meaningfully cheaper, the difference is almost always underground, and the proposal will tell you where to look.
- 3 Build & Final Walk Excavation, base, compaction, installation, jointing, cleanup. The site gets tidied at the end of every day rather than only at the end of the job, and we walk the finished work with you before we leave.
The Only Thing That Really Matters: The Base
A paver patio is not held up by the pavers. It is held up by a compacted aggregate base, and in this climate that base has one job beyond bearing weight: it has to drain. Water that sits in a base freezes. Water expands roughly nine percent when it turns to ice, and it does that against everything around it. Boston runs through dozens of freeze-thaw cycles in a single winter, so that is not one shove — it is dozens of them, every year, forever.
This is why the two cheats are so destructive. Thin base means less drainage capacity and less structure between the frost and your finished surface. Under-compacted base means voids, voids hold water, and water that freezes in a void heaves the pavers directly above it. That is the origin of the isolated high spot in an otherwise flat patio — the one that catches a toe every summer.
The third cheat is bedding sand. Sand is quick to screed and forgiving to work on, so an inexperienced crew is tempted to use it in place of base stone. But sand does not compact into a structure. It migrates. Set pavers on three or four inches of sand and they will ride on a moving cushion, and every low spot you develop is permanent.
If you take one thing from this page: ask any contractor how deep the base is and whether it is compacted in lifts. The answer, and how quickly it comes, will tell you most of what you need to know.
Choosing a Material, Honestly
There is no best surface, only trade-offs. This is roughly how we talk clients through it on site.

Retaining Walls Are Drainage Structures That Happen To Be Walls
People think of a retaining wall as holding back soil. It is really holding back soil plus whatever water is in that soil, and water is the heavier, angrier half of the problem. Saturated soil exerts dramatically more pressure than dry soil, and in a Boston winter the water behind an undrained wall freezes and pushes on it directly.
So the parts of the wall you cannot see are the parts that matter — again. A wall built properly has a compacted base trench below grade, a core of clean drainage stone behind the block, a perforated pipe at the bottom with somewhere real to daylight, and separation fabric keeping the surrounding soil from silting into the stone. Skip the drainage core and you have built a dam. Dams fail toward the low side, which is generally the side with the patio on it.
The tell is easy to spot once you know it. Drive around any older neighborhood and look for block walls that bulge outward at the middle or lean forward at the top. Those walls were built against dirt. They did not fail from the weight of soil; they failed from years of frozen water with no way out.
One more thing worth knowing before you get quotes: most Massachusetts municipalities require a permit and stamped engineering above roughly four feet of retained height, and the threshold varies town to town. We check it for your address rather than guessing, because a wall that fails an inspection after it is built is an expensive way to learn the local rule.
Signs Your Existing Hardscape Was Built Wrong
Most of what we get called about is diagnosable from the driveway. If you recognise several of these, the problem is under the surface and resetting the top will not hold.
- Pavers sinking in a defined path — that is a rut where the base was under-compacted or a utility trench was backfilled loosely
- Water standing on the patio for more than an hour after rain — the pitch was never set, or the base has settled into a bowl
- Edge courses spreading outward, with joints opening up at the perimeter — missing or failed edge restraint
- Individual pavers riding high after winter and dropping back in summer — classic frost heave from water trapped in the base
- Ants and weeds thriving in the joints — the joint sand is gone, which means water is now running straight into the base
- A retaining wall bulging, leaning, or with efflorescence staining down its face — water is inside it and has no drainage path
- Steps that have shifted so the rise is now inconsistent — footings that never reached below the frost line
- A poured slab with a jagged crack that does not follow a control joint — the ground moved and the slab could not

How much does a paver patio cost in Greater Boston?
It depends on access, excavation, grade, material and how much base the soil demands — which is why we do not quote it over the phone. A flat backyard with a driveway you can back a machine down is a very different job from a Somerville lot where every yard of spoil and every pallet of pavers goes through a gate by wheelbarrow. Access alone can move a number substantially. What we give you is an itemized proposal after seeing the site, at no cost.
Why is one quote so much cheaper than another for the same patio?
Nearly always base depth and compaction. Those are the two biggest cost lines and the two nobody can inspect once the job is done, so they are where corners get cut. Ask each contractor for the excavation depth, the base depth, whether it is compacted in lifts, and how much bedding sand they use. If one answer is "four inches of stone, an inch of sand" and another is vague, you have found the difference, and you are no longer comparing the same product.
Can you build in the winter?
Some of it, and we are honest about which. You cannot properly compact a base into frozen ground, and you cannot place polymeric sand below the manufacturer’s temperature threshold and expect it to set. We will keep working into the autumn as long as conditions allow, and we would rather schedule you first thing in spring than take a deposit for a job that gets built badly in February.
Do I need a permit for a patio or a wall?
A ground-level patio usually does not. Retaining walls above roughly four feet generally do, and typically need stamped engineering, though the threshold and the rules vary by municipality. Anything touching a wetlands buffer, a slope, or a flood zone brings Conservation Commission review into it. We check the specifics for your address as part of the estimate instead of finding out later.
My patio has sunk in one spot. Can it be fixed without rebuilding the whole thing?
Often, yes — and that is the great advantage of a segmental paver system over poured concrete. We can lift the affected area, correct the base underneath, and reset the same pavers so it blends back in. If the settlement is widespread rather than localized, the base itself is the problem and a spot repair just moves the low point somewhere else. We will tell you which one you have after looking at it.
