A twenty-space lot in a Nor’easter does not have a snow problem, it has a volume problem. Twelve inches over that lot is well over a hundred cubic yards of material, and it does not evaporate. It goes into a pile, that pile occupies parking spaces, and where you choose to put it decides what happens for the next three weeks. Stack it uphill of the entrance and every sunny afternoon it melts across your walkway and refreezes at dusk into a sheet of black ice — right where people walk, on the exact days nobody thinks about ice because the storm ended a week ago. That is where a serious share of slip-and-fall claims come from. Not from the storm. From the pile.

We have been managing snow across Greater Boston since 2005, and we are members of SIMA — the Snow & Ice Management Association — because this trade has an actual body of practice and standards behind it. Snow work is decided in September, not January. The properties that come through a winter cleanly are the ones where every decision was made before the first storm.

    Pre-Season Site Walk We walk the property with you in daylight on bare pavement, when everything is visible. We map the obstacles that vanish under six inches of snow, identify the drainage so we know where meltwater will travel, and agree where snow gets stacked. We also flag anything we will not be responsible for — an unmarked curb, a raised drain — before it becomes a dispute.

Seasonal contracts give you a fixed, budgetable number regardless of how the winter behaves. Per-event pricing costs less in a quiet year and more in an active one — we will explain which fits your property and your risk tolerance rather than steering you.

    Storm Response & Documentation We watch the forecast, pre-treat when the pavement and timing justify it, and work the property through the event on the agreed cycle. Every visit is logged with time on, time off and materials applied — a record that exists for your protection as much as ours.

Massachusetts Changed the Rules in 2010, and Many Owners Never Heard

For over a century, Massachusetts property owners were protected by the "natural accumulation" doctrine: if snow or ice had fallen and accumulated naturally, you generally could not be held liable when someone slipped on it. Liability attached only to "unnatural" accumulations — the drift caused by your own downspout, the ice from your own leaking gutter.

In 2010, the Supreme Judicial Court decided Papadopoulos v. Target Corp. and abolished that distinction. Massachusetts now applies an ordinary duty of reasonable care to all snow and ice on your property, natural or otherwise. The question a court asks is no longer "was it natural?" It is "did the owner act reasonably in the circumstances?"

That single change is why documentation stopped being paperwork and became the product. When the standard is reasonableness, the defense is evidence: what the conditions were, when you responded, what you applied, and how often you came back. A contractor who cannot produce a time-stamped log for the date of an incident has left you defending yourself with a memory. One who can hands you a contemporaneous record.

Also worth knowing: Massachusetts law requires written notice of a snow-and-ice injury claim within a short statutory window after the incident, which means these claims can surface fast and with detail you no longer remember. We log every visit for exactly this reason. This is not legal advice — talk to your counsel — but you should know the ground shifted, because a lot of property owners are still operating on the old rule.

Salt, Sand, Brine: What Actually Works at What Temperature

The most common and most expensive mistake in ice management is applying rock salt on a night when rock salt physically cannot work, then applying more when the first pass does nothing. Chemistry does not care how much you spread.

The Storms That Cause Trouble Are Not the Big Ones

Everyone prepares for the Nor’easter. Two feet is forecast four days out, the whole region braces, and property managers get their calls in. Big storms are, oddly, the easy ones — everybody is paying attention and expectations are realistic.

The claims come from the two-inch event that arrives at 33°F, turns to rain by noon, and drops to 20°F overnight. Nobody thought of that as a storm. Nothing got pre-treated because it was "only a couple of inches." The lot cleared to wet pavement in the afternoon sun and every driver went home thinking it was handled. Then the temperature fell through the freezing point after dark and the whole surface — meltwater with nowhere to drain — became a rink before anyone arrived the next morning.

The same thing happens in slow motion after a real storm. Snow piles keep releasing water for days. Every afternoon in the sun it runs downhill across the pavement, and every night it refreezes. This is why the stacking decision made back in October is worth more than any plow: put the pile downhill of the walkways and traffic areas, and the meltwater runs to the drain instead of across the path to your front door.

It is also why we come back. A contract that pays for a plow pass and nothing else is buying you the easy half of the job. The follow-up days, when the sky is blue and nobody is thinking about ice, are when people actually fall.

Ice Dams: What Your Snow Contractor Should Tell You

Every winter we get calls about ice dams — the ridge of ice at the roof edge that backs meltwater up under the shingles and into the ceiling. Here is the part that gets misdiagnosed constantly.

  • An ice dam is a heat problem, not a snow problem. Warm air escaping the living space into the attic melts snow on the upper roof; that water runs down and refreezes at the cold overhang, where there is no heated space beneath it
  • This is why the dam forms at the eave and not the peak, and why the house next door with the same snow load has none
  • It follows that raking snow off the roof edge treats the symptom. It helps in the moment, and it does not stop the next one, because the heat loss is still there
  • The durable fixes are inside: air-sealing the attic penetrations, adding insulation, and getting the ventilation right so the roof deck stays near the outside temperature
  • Chipping at a dam with an axe or a hammer is how roofs get destroyed. We have seen more damage done by the removal than the dam
  • Do not put salt in a stocking on the roof — it is corrosive to flashing, gutters and the plantings beneath, and the results are marginal at best
  • Gutters do not cause ice dams, although clogged gutters and downspouts make the resulting water damage considerably worse
  • If you have a recurring dam in the same location every year, that spot is telling you exactly where the insulation gap is

    48–24 hours out — forecast and staging We are watching pavement temperature and timing, not just the snowfall number. Equipment gets staged, materials get loaded, and the route order gets set against the properties that need to be open earliest.

    Before the first flake — pre-treatment Where timing and conditions justify it, we brine ahead of the storm. This is the step that decides whether the plow later scrapes to clean pavement or rides over a bonded layer nothing can lift.

    During the event — cycles, not a single pass On a long storm we work the property on cycles rather than waiting for the end. Pushing eight inches twice is faster, cleaner and gentler on your pavement than fighting sixteen inches once — and it keeps the property usable throughout.

Snow Removal — Common Questions

Seasonal contract or per-event — which should I take?

It is a question about risk, not price. A seasonal contract is a fixed number you can put in a budget in September and forget; in a heavy winter you come out ahead, in a mild one you have paid for insurance you did not need. Per-event tracks actual snowfall, which is cheaper in a quiet year and open-ended in an active one. Condos, HOAs and commercial properties that answer to a budget usually take seasonal. We will tell you which suits your property rather than pushing the one that suits us.

When do you show up? What triggers the visit?

Your contract defines a trigger depth — commonly two or three inches — and we are moving before you call. Nobody should be phoning a plow contractor at 4am to find out if they are on the list. On longer storms we cycle through rather than waiting for the end, so the property stays usable and the final clear-up is not a demolition job.

Do you take on residential driveways?

Yes, on seasonal contracts, alongside our commercial and association work. We are honest about the sequencing: commercial lots and private roads that must be open at 6am get worked first, and residential routes follow. Will salt damage my pavers, concrete or plantings?

Rock salt is genuinely hard on concrete, on young or spalling surfaces, and on anything green within splash range — the browning you see on roadside shrubs every March is salt. We match material to the surface and the temperature rather than spreading the same thing everywhere: treated salt or magnesium chloride where corrosion matters, sand where traction is all that is achievable anyway. Pavers handle de-icer better than poured concrete, which is one more argument for them in this climate.

Why does documentation keep coming up?

Because since the SJC decided Papadopoulos in 2010, Massachusetts holds property owners to a reasonable-care standard for all snow and ice — the old "natural accumulation" defense is gone. Reasonableness is proved with evidence, and evidence means a contemporaneous record of what you did and when. If someone claims a fall on your lot on a date fourteen months ago, "we always plow after two inches" is not evidence. A time-stamped log of that night is. We keep them for the season and they are yours.
